First Impressions when Selling Real Estate

Let’s chat about making an awesome first impression!

When selling your home you need to make sure it stands out from the crowd. If prospective home buyers are looking at 5 houses, yours included, what makes your home memorable?

Here are 3 things for you to focus on: Smell, Sight, and Sound. Check them out below!

SMELL

Avoid cooking with any strong spices that linger. Also, stay away from using perfumes and air fresheners. Many people have sensitivities and allergies to those things. In fact, we’ve had clients walk out of a home before seeing it all because of over-powering smells.

SIGHT

Make sure that all of the lights are on, fireplace burning and blinds open. Make sure things like your toothbrush, toothpaste, and dirty laundry and dishes put away. You will want make sure that your home is left feeling like a model home. Think of your favourite vacation to a resort or hotel and how excited you were walking into that perfect suite… bed made, towels folded, temperature perfect, etc.

SOUND

If you have the means of playing soft music in the background, do it. Another great trick is to turn the fan for your furnace to the “ON” positions so that it is running constantly. One reason is to ensure you have fresh air in the home, but also, it creates a bit of white noise since it can be a little eerie walking to a completely quiet house.

There you have it, satisfy those 3 senses and you’ll be well on your way to a successful sale. Check out the video below for more info and be sure to subscribe to our YouTube channel for more!
