Three Things to do BEFORE Selling Your House
by Adrian Trott

Even the smallest detail can make a big difference when selling your property. Buyers will scrutinize everything to ensure they get a good deal without surprises.

Follow these three steps for a better selling experience and a quicker sale.

Replace Your Furnace Filter

Most buyers will ask when the heating system was installed, and they will visually inspect the furnace, including the filter. Coincidentally, the furnace filter falls among our top-rated, most neglected home maintenance tasks. If you haven’t replaced it in a while, there’s a good chance it will be clogged with dirt, hair, dust, and debris. Replacing your furnace filter is an easy fix that shows potential buyers and home inspectors that you maintain the furnace, giving the impression that the rest of the home has also been well-maintained. Where a dirty filter often encourages

Recaulk Your Bathtubs and Sinks

After the kitchen, the most important rooms are the bathrooms. Although they’re usually among the smallest rooms, they have one of the greatest impacts on prospective sellers. You’ll want to scrub, scour, and wipe down any signs of dirt, debris, streaks, and smudges.

One of the best ways to ensure your bathrooms look their best is to recaulk your bathtubs and sinks. Mouldy, discoloured caulking becomes a focal point. It’s also vital for preventing leaks and mildew.

Sometimes, instead of cleaning old caulking, replacing it is a better solution. Remove it by scraping it with a razor blade or putty knife and reapply the appropriate type and colour of new caulking.

PRO TIP: Heating old caulking with a hair dryer or heat gun first will soften the caulking, making it easier to remove.

Spruce up Your Landscaping

It’s hard to overstate the importance of curb appeal; it sets the stage for the entire house. Because people are inclined to make up their minds pretty quickly, failing to make a good first impression will affect how buyers look at seemingly minor problems or shortcomings inside the home.

Your front lawn is the first thing prospective buyers will see, and you want to make it look amazing. That means heading outside to mow the lawn, trim the edges, pull weeds, prune hedges, and freshen up the mulch in your gardens. You don’t want anything looking overgrown; everything should appear neatly maintained.

PRO TIP: Ensure the lawn is tidy by removing toys, bicycles, yard tools, trash cans, and other clutter –especially on photo day!

Add seating and flowers to your front porch or backyard patio. Utilizing outdoor living areas is the most affordable and effective way to add perceived functional square footage to your home.

By making your home look inviting, potential buyers will start envisioning how great the rest of the home must be from the moment they pull up to your house.
