Ok, now that you have the online buyers’ interest, it’s time to invite them to your open house. (Yes, open houses still work).
If you have been successful in marketing your home online, the second opportunity that you have to connect with a buyer is when they visit your home. Using in-home marketing, properly lighting your home, keeping it clean, and being show-ready is key. In-home marketing, such as table-top and floor stands, can create the same experience one would experience in a builder’s model home. It’s also a great opportunity to showcase features and build value in upgrades that could easily be overlooked.
Why a detailed property brochure is valuable
Lastly, you’ll want to create a professional-looking property brochure. Many houses we visit have standard-sized print-outs of the MLS listing, a document every buyer has already reviewed; they’re not very inclined to take it. Instead, we’ve found that online digital and interactive brochures garner more engagement.
The key to your digital property brochure is to fill it with detailed information. Include brand names, measurements, and types of materials for all of the features in your home. Writing “Five-inch, reclaimed hemlock flooring” is better than “Hardwood floors”, as is “GE® Cafe-series gas range with quick pre-heat function” better than “Gas range”.
Dropping in brand names and exciting features may just hit a hot button on somebody’s list of wants.
