Congratulations! You will get the keys and move into your new home very soon. But before that happens, you’ll have your pre-delivery inspection or PDI. What to Expect with a New Home PDI (Pre-Delivery Inspection) Pre-delivery inspection is usually your first opportunity to see your new home after construction and before you take possession –assuming you haven’t been breaking in through the basement window to take a peak. Don’t be overawed by how new and shiny everything is. The PDI is an important part of the process, and there are many things to look for. The builder may try and rush you through the PDI, so be sure to slow things down. You’re well within your rights to ensure you’re getting a good look at all the details to confirm that nothing is missing, incomplete, or damaged. Spend a lot time on the interior, especially those you may have customized or ordered as an upgrade. Anything out of the norm is more likely forgotten or done incorrectly. First and foremost, you want to ensure that everything that’s supposed to be there is there. Check the countertops and the style and colour of your cabinetry. Ensure that the floors are the right type and that any upgrades you paid for, such as lighting or plumbing fixtures, are not builder-grade. Pro Tip: It’s a good idea to take all the documents with you and cross-reference them to ensure the location, colour, and type of upgrades you’ve chosen are the ones installed. What to Look for During a Real Estate PDI While examining the house, pay particular attention to the kitchen and bathrooms. These rooms have the most features and the greatest likelihood of having issues. Keep your eyes on mirrors, glass shower doors, and cabinetry, as these can get damaged during construction. You want to check that they are in good shape before you take possession. Don’t forget things that are easy to overlook, such as fit and finish. Ensure all your trim is caulked and the grout between the tile looks good. Check the walls and ceilings for dents and marks and that the doors and windows fit well and open and close properly. You want to ensure that any damage or errors get fixed before you move in. Getting things repaired or replaced once you’re living there is much more of a mess and a hassle. It’s not uncommon for repairs to be delayed, and you could end up stuck with the problem for a long time. What Not to Get Concerned about During a PDI The infamous green tape. Many builders will provide you with a roll of green tape to mark any deficiencies; things like nail pops and other wall or floor damage are common; in fact, it’s not unusual that we’ll walk into a house that’s a year old and find green tape still on the wall. We advise you not to be bothered by minor deficiencies such as nail pops because they are inevitable, and the repair will likely be more noticeable than the damage itself. Chances are you’ll be painting in the near future anyway. Most paints that builders use get dirty easily and can’t be cleaned.
