Why the Holidays are a Great Time to Sell | KT Confidential EP 156

On this podcast, episode 156, Adrian and Ariel discuss why the holidays are a great time to sell. As the holiday season comes up, many people may be reluctant to sell their homes. Although we think, this may be the best time to sell.

There are often fewer residences for sale in the winter than there are in the spring or summer. This reduces the number of home options available to buyers, increasing the likelihood that a buyer will seriously consider acquiring your property. There’s less competition from other “for sale” residences, and purchasers have fewer options. It is also easier to make your property stand out from the competition when there are fewer properties for sale in your region.

Is your house a good energy saver? If that’s the case, selling during the winter months could be a great approach to emphasize some of your home’s best features. After all, every homeowner wants to save money on their utility expenses. Potential homebuyers will be impressed by a winterized home that already has desirable energy efficiency features. Smart thermostats, solar panels, high-quality window treatments, energy-efficient dual-pane windows, new attic insulation, a newer HVAC system, freshly cleaned air ducts, and vents, and a tankless water heater are among the energy-saving features to emphasize.

Buyers rarely go house looking merely for the sake of having fun in the winter. It is, after all, bitterly chilly outside. Having an open house throughout the months of December to March is unlikely to attract casual purchasers and inquisitive neighbors. While there may be fewer buyers in the winter, you can be sure that those that do show up are more motivated. Winter purchasers tend to be more serious, whether they’re relocating for employment or simply want a larger home. This is beneficial to sellers who want to sell their homes quickly and for a reasonable price.

The founders, Ariel Kormendy and Adrian Trott, started The Kormendy Trott Team, a real estate team based out of Halton region in Ontario, after both being in need of a change from their successful careers in the automotive industry and both experiencing the lack of service being provided in the real estate industry. They kicked off their careers in 2011 and quickly became a top-performing team in the country, ranking 17th of approximately 200 for Century 21 in 2017; as a team of just the two of them compared to much larger teams. They decided that they needed to take their team from being real estate agents in Milton to the rest of the GTA and beyond by expanding and servicing more areas. The team has since grown to have an administrative arm, media department and successful sales team operating a smooth running and successful business. Follow them on social for behind the scenes info, real estate tips, industry secrets and more.
