On this podcast, episode 162, Adrian and Ariel talk about why Realtors don’t show selling prices in their “Coming Soon” properties. This podcast was made due to the anger of the general public with the concealing of the selling price.
The proper way to market a home should include coming soon flag poles, advertisements on social media including the details (Bathroom, square footage, listing date) without a price. The other end of the spectrum is just putting a sign on the lawn with 0 customer service and details about the property.
Although we provide the most articulated marketing strategy when selling a home, we still receive “Internet Trolls” that complain they can’t get the price ahead of time, that we are overpaid and a bunch of slanders. Most of the time, these people are either A) people who are not interested in buying or B) have 0 representation/ poor representation and have no guidance.
So why don’t we show the selling price? We don’t show because the market fluctuates on a daily basis. The day we start our advertisements and the day the house goes on the market, we heavily watch what is going on in the real estate market and create a strategic plan to give our clients the best offer that we can get them. This includes making the judgments for the best terms, the best conditions, the best closing dates, the best price, the best deposits, etc.
