On today’s podcast, episode #96, Adrian and Ariel discuss the truth behind the “coming soon” marketing strategy.
In this current market we see everything from people holding offers on a certain night, exclusive listings, and “coming soon” promotional marketing. There are reasons why each of these strategies would be taken when selling a home. Some people are not comfortable with having the public enter their home with covid still among us and would prefer not to hold offers on a specific night. They would rather take them as they come. Some sellers however would prefer to show their home to as many potential buyers as possible in order to encourage a bidding war.
With low inventory in the market, getting your home in front of as many eyes as possible is a key step in generating interest amongst buyers and securing a multiple offers situation. But still this strategy could come at a cost as current buyers are becoming more and more frustrated with the multiple offer approach to selling as well as the artificial listing prices used to generate interest.
