Should You Visit Your House Before Closing? | KT Confidential E109

On today’s podcast, Episode 109, we answer a viewer’s Instagram question regarding the importance of revisiting a property before the closing date and what to look for if you do.

Once the deal has been made and the money is exchanged, you own the house and everything that comes with it. If the fridge works great, if the bath leaks… shit! One way to mitigate some of that risk is within the contract itself. A buyer revisit clause can allow the buyers multiple revisits in order to inspect the condition of the property before the closing date. A 24 hour clause can also be added to ensure that everything listed in the contract will be not only included, but will also be in working condition up to 24 hours after the sale. This gives the buyers some added time to test everything in the house and make sure it is functioning as it should be. However, despite all attempts, risk will always be present with every transaction. But with a few tips and tricks our goal is to help reduce that risk by as much as possible.
