How to Spot a Great Realtor: Do They Walk the Talk?

Let’s face it, selling your house is not going to be a completely enjoyable experience. So, having the right REALTOR® is important to easing the stresses and contributing to a successful transaction. In a world where every real estate agent claims to be the best, how do you separate the true professionals from the ones just riding the wave? They all promise stunning photos, top-tier videos, and unbeatable marketing—but does their work actually live up to the hype?

If you’re in the market for a realtor, here’s how to cut through the gimmicks and find one who truly delivers.

Check Their Past Listings—The Proof Is in the Presentation

Before you even reach out to an agent, do some detective work. Look at their current and past listings. Are the photos bright, high-quality, and professionally taken? Do they offer video walkthroughs and detailed floor plans? Or are you staring at dimly lit, poorly framed images that don’t do the home justice?

The quality of their marketing speaks volumes about how they’ll showcase your home. Great photos sell homes faster and for more money—it’s a fact. If an agent isn’t investing in professional visuals, what else are they cutting corners on?

Attend an Open House—See Them in Action

One of the best ways to vet an agent? Go to one of their open houses.

Here’s what to look for:
✔️ Is the home clean and well-presented? A properly staged home attracts more buyers.
✔️ Do they provide marketing materials? A great agent will have in-home marketing to showcase and build value in upgrades and easy-to-miss features
✔️ Are they engaged and knowledgeable? Pay attention to how they interact with visitors. Are they answering questions confidently and providing insights about the neighbourhood?

If they seem disinterested, distracted, or unprepared, that’s a huge red flag. Worse yet, if they’re glued to their phone instead of engaging with potential buyers, imagine how they’ll handle selling your home.

Beware of the Quick-to-Discount Agent

You want an agent who will fight for top dollar, not one who’s already looking for ways to drop the price. Some realtors are too quick to suggest price reductions instead of focusing on strategic marketing and strong negotiations. If an agent is unable to negotiate their own commission with you –their OWN money– how effective will they be negotiating with your money when it’s time to sell? When visiting an open house, listen closely—if the agent casually hints at price flexibility before negotiations even begin, that’s a sign they may not work hard to get you the best deal.

At the end of the day, a realtor’s marketing should match their actions. If their website and social media promise high-end marketing but their actual listings tell a different story, move on.

The right real estate agent will invest in your home, communicate effectively, and go the extra mile to get you the best possible outcome. Finding a great realtor isn’t about flashy promises—it’s about consistent results.
