Throwback to Ariel and Adrian’s KT Quick Tip series! This segment includes four topics (er-videos) on how to find the perfect real estate agent, and it still holds true today, so we’re bringing it out of the archives. This series focuses on things that you may not normally consider, but each contributes heavily to a pleasurable and successful experience.

Buying or selling a home is one of the most significant financial decisions you’ll ever make. You need a real estate agent who not only knows the market but also has your back every step of the way. A great realtor provides expert advice, objective opinions, and strong negotiation skills to help you get the best deal.

But here’s the thing—not all realtors are created equal. With so many out there, how do you find the right real estate agent?

Test Their Response Time—Before You Hire Them

Think you’ve found the perfect agent? Before you commit, do a quick test:

📱 Send them a text.
📞 Give them a call.
📧 Shoot them an email.
🤳 DM on social

Now, watch the clock.

A great real estate agent should respond as close to an hour as possible—especially during business hours. If they don’t reply within 24 hours, that’s a red flag. If they’re slow to answer before they even have your business, imagine how they’ll be once you’re under contract.

Why a Fast-Responding Realtor is Non-Negotiable

Real estate moves fast—sometimes in hours, not days. Whether you’re buying or selling, delays can cost you thousands of dollars.

🏡 For Sellers: A slow agent could mean missed offers or buyers moving on to another home. The longer your home sits on the market, the less leverage you have.

🔑 For Buyers: Homes don’t wait. If your agent doesn’t respond quickly, you could miss out on scheduling a showing, submitting an offer, or securing your dream home before someone else does.

Simply put, your realtor needs to be on the ball, accessible, and quick to respond—whether by phone, email, or text.

Avoid Agents Who Disappear

Experienced agents deal with unresponsive realtors all the time—and it’s frustrating. If a listing agent isn’t replying to inquiries, buyers move on. If your agent is slow, you’re at a considerable disadvantage.

Before choosing a real estate agent, ask yourself:

✅ Do they respond promptly?
✅ Do they communicate in your preferred method (text, email, phone)?
✅ Do they seem engaged and interested in helping you?

If the answer to any of these is no, keep searching.
