Everything You Need to Know About Buying Pre-Construction – Part 7

Understanding Your New Home Warranty

Purchasing a new home is an exciting milestone! But did you know that your brand-new home comes with four different warranties designed to protect you over the years? Understanding these warranties ensures you get the most out of your investment and helps you address any issues that may arise.

At KT Realty, our experienced real estate agents recommend staying informed about these warranties so you can take full advantage of their coverage. Let’s break them down.

30-Day Warranty – Your First Line of Protection

One of the most important warranties is the 30-Day Warranty with Tarion. This coverage protects you from any unresolved warranty issues that were identified during your pre-delivery inspection, as well as any additional defects you notice after moving in.

Why You Should Hire a Home Inspector

While your home is brand new, it’s still a good idea to hire a qualified home inspector. A professional inspection might cost a few hundred dollars, but it could save you thousands by identifying:

  • Insulation problems
  • Poor grading that can lead to drainage issues
  • Window and door sealing defects

A trained inspector knows exactly what to look for, ensuring your home investment remains in top shape.

1-Year Warranty – Ensuring Quality Workmanship

The 1-Year Warranty begins on the day you take possession of your new home. It covers defects in workmanship and materials and ensures the home is safe for occupancy. You can submit your One-Year Warranty Form to Tarion within the last 30 days of your first year.

Missing this deadline could mean missing out on crucial coverage! Be sure to submit your claims on time.

2-Year Warranty – Protection for Essential Systems

During your second year of homeownership, your home is still under warranty for critical components. You can submit a Second-Year Warranty Form at any time, covering:

  • Water penetration through walls, windows, or the building envelope
  • Electrical, plumbing, and heating defects
  • Exterior materials deteriorating or detaching
  • Ontario Building Code violations affecting health and safety

If you notice any of these issues, don’t wait—submit your claims as soon as possible to protect your new home investment.

7-Year Warranty – Long-Term Structural Protection

Your Tarion 7-Year Warranty is in place to cover major structural defects that impact your home’s integrity. This includes:

  • Cracks in the foundation
  • Severe structural failures affecting large sections of the house

This warranty remains in effect from the second year up until the seventh anniversary of your home’s possession date.
