Home Improvements That Don’t Pay Off: What to Skip When Upgrading

Not all home upgrades are worth the big bucks—especially if you’re considering selling. Whether you’re prepping your house for the market or just making some changes for your own enjoyment, it’s smart to know which projects aren’t likely to deliver a solid return on investment (ROI).

Here’s a look at where your money is least well spent when it comes to home improvements, and here you can watch the top things to avoid upgrading in the bathroom specifically!

1. Fancy Window Coverings: Worth It or Not?

Window coverings can cost a fortune—some people drop as much on custom blinds or motorized drapes as they would on a kitchen reno. But here’s the kicker: most buyers won’t care for most houses.

Sure, California shutters might look fancy, but they can block too much sunlight, are a pain to clean, and can even cause moisture issues in the winter. If your home is a luxury property—say, a $10 million estate—cheap blinds won’t cut it. But for the average home in the GTA or surrounding suburbs, functional and affordable options work just fine. In fact, often times, when selling homes with no window coverings, we will install basic black hardware and neutral-coloured drapes from stores like Ikea when selling –with GREAT success.

2. Roof Shingles: Keep It Simple

A new roof is great, but don’t go overboard with high-end shingles or fancy materials like slate or metal. Buyers care more about having a roof that works than whether it’s built to last 50 years.

If you do splurge on better-than-average shingles, make sure your real estate agent highlights this feature in your listing. Include links to the product info so buyers know what they’re getting.

3. Over-the-Top Hardware and Fixtures

Doorknobs, drawer handles, hinges, and light fixtures are worth upgrading for a cohesive look—but keep your spending in check. A $10,000 chandelier might wow in a high-end property, but for most homes, buyers won’t be willing to pay extra for it.

This goes the same with any flooring that connects with the stairs, ensure the stain of the hardwood flooring or colour of the vinyl or laminate flooring closely matches that of the stairs.

5. Garage Conversions: A Risky Move

Are you considering converting your garage into functional interior space? Think again. Losing garage space often decreases your home’s value. Buyers will miss the storage and protection for their cars. Also, poorly executed conversions can lead to moisture and mold issues, lack of adequate ventilation and heating/cooling, and an awkward flow of space from the rest of the house. Instead, consider simple upgrades that enhance your garage’s appeal—like adding storage systems or better lighting—without sacrificing its primary function.
