Choosing a niche is one of the most important steps in building your real estate career. A niche is a specialized real estate market sector, such as investment properties, condos, luxury real estate, or commercial real estate, to things like geographical areas or specific demographics. Whatever you choose, commit to it—it’s the best way to establish your reputation and generate leads. Originally, McDonald’s only sold burgers, shakes, and fries. Then, they expanded as they grew.

When Adrian and Ariel started, they focused on “farming” (real estate lingo for becoming a local market expert in a specific region, neighbourhood, or even a specific building). They began by targeting the neighbourhood they lived in—a new subdivision that typically has a lot of turnover. They positioned themselves as trusted real estate professionals in the area by hosting community events, managing a local Facebook group, and sending out regular newsletters.

PRO TIP: Adrian and Ariel didn’t see a return on their efforts for nearly two years, but then it snowballed and they had the highest number of sales in the area. The majority of people give up too early, and oftentimes just before they would have realized the fruit of their labour. 

Manage Your Schedule Like a Pro

To succeed in real estate, you must master your time. Plan your day the night before, and fill your calendar with activities that drive income—prospecting, showings, client meetings, and follow-ups. Staying disciplined with your schedule will help you build your client base and grow your business.

Remember to define work time versus personal time. As your own boss, accountability is key. Many top real estate agents work seven days a week but also set boundaries to recharge and avoid burnout.
