How to Succeed as a Real Estate Agent: Tips from One of Canada’s Top Teams
Are you thinking about becoming a real estate agent or looking for the best real estate team to join? Whether you’re just beginning your journey or recently earned your real estate license, Adrian and Ariel have valuable insights and practical tips to help set you on the path to success in the real estate industry.
Find Your Real Estate Niche
Choosing a niche is one of the most important steps in building your real estate career. A niche is a specialized real estate market sector, such as investment properties, condos, luxury real estate, or commercial real estate, to things like geographical areas or specific demographics. Whatever you choose, commit to it—it’s the best way to establish your reputation and generate leads. Originally, McDonald’s only sold burgers, shakes, and fries. Then, they expanded as they grew.
When Adrian and Ariel started, they focused on “farming” (real estate lingo for becoming a local market expert in a specific region, neighbourhood, or even a specific building). They began by targeting the neighbourhood they lived in—a new subdivision that typically has a lot of turnover. They positioned themselves as trusted real estate professionals in the area by hosting community events, managing a local Facebook group, and sending out regular newsletters.
PRO TIP: Adrian and Ariel didn’t see a return on their efforts for nearly two years, but then it snowballed and they had the highest number of sales in the area. The majority of people give up too early, and oftentimes just before they would have realized the fruit of their labour.
Manage Your Schedule Like a Pro
To succeed in real estate, you must master your time. Plan your day the night before, and fill your calendar with activities that drive income—prospecting, showings, client meetings, and follow-ups. Staying disciplined with your schedule will help you build your client base and grow your business.
Remember to define work time versus personal time. As your own boss, accountability is key. Many top real estate agents work seven days a week but also set boundaries to recharge and avoid burnout.
In an episode of The Real Estate Podcast, Adrian shares how an unusual encounter became a life-changing moment that shifted his mindset, transforming him from an average salesperson to the co-owner of one of Canada’s highest-producing real estate teams and a leading residential property management company
Surround Yourself with the Right Support
Your work environment is crucial if you’re serious about growing your real estate business. While working from home offers flexibility, it can lead to distractions and less productivity. Set yourself up for success with a dedicated workspace and a supportive partner who understands the demands of your real estate career. Many agents find that joining a supportive real estate team provides the structure and mentorship they need to thrive.
Networking: The Key to Real Estate Success
A common mistake new real estate agents make is staying silent—don’t be the “invisible realtor.” You need to get your name out there to build your brand and grow your business. That means engaging in digital marketing strategies like starting a podcast, posting online consistently, attending local events, and making connections in person. Real estate is all about building relationships, so be proactive in growing your network.
Paperwork Perfection: A Must for Real Estate Professionals
Professionalism in real estate isn’t just about showing homes; it’s about ensuring flawless paperwork. Real estate contracts involve significant sums of money and detailed terms. As a realtor, you’re your clients’ first line of defence, ensuring that every offer and contract condition is precise. This commitment to professionalism helps build trust and protects your clients from potential legal issues.
Build a Trusted Network of Real Estate Professionals
Being a successful realtor means offering a full-service experience to your clients. That’s why having a network of top-notch professionals—like painters, lawyers, contractors, inspectors, and electricians—is invaluable. These relationships allow you to provide your clients with expert recommendations and a smooth buying or selling experience. Working with a team that values these connections can elevate your business and reputation.
