Buy or Sell First? | KT Confidential E115

On today’s podcast, Episode 115, Adrian and Ariel answer a viewer’s question, is it better to buy or sell first?

This topic is one that can be debated forever. With so many variables in play it is impossible to give one straight answer. It varies depending on if you are trying to sell a townhouse versus a unique rural property. What type of home are you looking to purchase? Are you finances in order? Do you have access to a bridge loan and accommodations if you have to carry both houses for a period of time? Is your home ready to sell if suddenly you find the perfect house and have to buy before selling?

All of these questions are valid and all come with their own risks. It is our hope to help educate homeowners on what those risks could be and how one might mitigate them as much as possible.

The pros and cons to buying/selling first, using bridge loans to make any closing date work, and why the best leverage you can have is to be accommodating and flexible. All of that and more on today’s episode of KT Confidential – Real Estate Podcast.

The founders, Ariel Kormendy and Adrian Trott, started The Kormendy Trott Team, a real estate team based out of Halton region in Ontario, after both being in need of a change from their successful careers in the automotive industry and both experiencing the lack of service being provided in the real estate industry. They kicked off their careers in 2011 and quickly became a top-performing team in the country, ranking 17th of approximately 200 for Century 21 in 2017; as a team of just the two of them compared to much larger teams. They decided that they needed to take their team from being real estate agents in Milton to the rest of the GTA and beyond by expanding and servicing more areas. The team has since grown to have an administrative arm, media department and successful sales team operating a smooth running and successful business.
